How much is my house worth? Free ways to find out
Updated 6 November 2026
The most reliable guide to what your home is worth is what similar homes nearby have actually sold for recently. You can work that out yourself, for free.
Start with sold prices
HM Land Registry records the price of every home sold in England and Wales. Homeflit shows recent sales for every postcode district on its area pages, and an owner's price check when you list. Look for homes of the same type, on your street or nearby, sold in the last year or two.
Adjust for differences
- Size and bedrooms: an extra bedroom or an extension usually adds value.
- Condition: a home needing work sells for less than one ready to move into.
- Outside space and parking: gardens, driveways and garages matter to many buyers.
- Timing: prices change over time, so give more weight to recent sales.
Check buyer demand
Prices depend on how many people want to buy. On Homeflit you can see how many buyers are searching near you and their typical budgets, before you decide anything.
Asking prices are not sale prices
Homes advertised online show what sellers hope to get. Homes often sell for a little less than their asking price, so use sold prices wherever you can.
When to pay for a valuation
For an unusual home, or if you need a figure for a legal or tax reason, pay a RICS registered valuer. Free estate agent valuations are a sales pitch as well as an estimate.
List your home free, without your name or address
Claim your home in a couple of minutes, prove you own it, and let serious buyers make offers straight to you.
