Important summary. Homeflit is designed as a self service advertising, property discovery and communications platform. It does not negotiate, value property, handle transaction money or complete a sale. Messages and indicated amounts are not binding property contracts.

1. About these Terms

These Terms govern your access to and use of Homeflit (the “Platform”). By creating an account, claiming a property, saving a property or contacting another user, you agree to these Terms. If you act for a company or another person, you confirm that you have authority to bind them where legally permitted.

The Platform is currently operating as a launch beta. Paid buyer and professional functionality will have its price, renewal, cancellation and refund information shown before purchase.

2. Nature of the Platform

Homeflit provides self service software through which users can search property locations, submit ownership claims, indicate their level of interest, save properties and communicate directly. Users choose the properties they view and compose and send their own communications.

Homeflit does not act as a buyer’s or seller’s agent, broker, fiduciary, auctioneer, property manager, mortgage adviser or conveyancer. It does not recommend properties or counterparties, arrange viewings, negotiate terms, make or relay counter offers, advise whether an amount should be accepted, or progress a sale.

These Terms describe the service but do not override legislation or determine the Platform’s regulatory status. If the Platform’s activities or applicable law change, Homeflit may introduce additional safeguards, checks or terms.

3. Accounts and authority

You must provide accurate, current information, keep your credentials secure and notify Homeflit of suspected unauthorised access. You are responsible for activity carried out through your account.

If you claim for a company or another owner, you must have current authority to do so. A Companies House role does not by itself prove authority over a particular property. Homeflit may request evidence of identity, authority or ownership and may refuse or remove a claim that cannot be verified.

4. Property claims and public information

A submitted claim remains pending until the applicable checks are completed. Verification indicates that specified evidence and checks were completed at a point in time; it is not a guarantee of continuing title, authority, property condition or willingness to transact.

Public listings use an approximate postcode level location unless the interface clearly states otherwise. Exact addresses, ownership evidence and private account information are not intentionally displayed on the public map. You must not use the Platform to identify, harass or expose an occupier.

Owner supplied price indications are not professional valuations, asking prices or commitments to sell. Public datasets, map points, estimates and historical information may be incomplete, delayed or inaccurate and must be independently checked.

5. Enquiries are informal and non binding

An enquiry, indicated amount, wishlist, bid, offer label, reply or other message sent through the Platform is an informal expression of interest only. It does not by itself create a contract to buy or sell land, an option, exclusivity arrangement or obligation to negotiate, respond or proceed.

The legal process differs across the United Kingdom. Users must obtain their own legal advice and use appropriately regulated professionals before relying on any agreement or transferring money. In England and Wales, contracts for the disposition of land are subject to statutory formalities. Scotland uses a distinct conveyancing process commonly involving concluded missives, and Northern Ireland has its own process and law.

6. No advice, negotiation or transaction handling

Homeflit does not provide property valuations, investment, mortgage, financial, legal, planning, survey, tax or insurance advice. Nothing on the Platform should be relied on as a recommendation or substitute for professional advice.

Homeflit does not accept, hold or control reservation payments, purchase deposits, conveyancing funds or other client money. Any future charge for buyer contact access or a professional subscription is a charge for Platform functionality and not a deposit toward a property transaction.

7. AML, identity and conveyancing checks

Solicitors, licensed conveyancers, estate agency businesses and other regulated professionals may have their own duties concerning identity, anti money laundering, source of funds, sanctions and transaction checks. Users must cooperate with checks required by their chosen professionals.

Homeflit does not perform those professionals’ conveyancing or transaction due diligence for them. Nothing in these Terms excludes any legal or regulatory duty that applies directly to Homeflit. Homeflit may carry out proportionate identity, ownership, fraud, sanctions or security checks where required for the Platform or by law.

8. User communications and acceptable use

You must communicate honestly, respectfully and only for genuine property related purposes. You must not impersonate another person, claim property without authority, submit forged or misleading evidence, make knowingly false statements, scrape or extract data in bulk, send spam, bypass security controls, upload malware, unlawfully discriminate, or use the Platform for fraud, harassment or other unlawful conduct.

Homeflit may apply rate limits, moderate, preserve evidence of, suspend or remove content and accounts where reasonably necessary for safety, security, legal compliance or enforcement of these Terms.

9. Documents and photographs

You retain responsibility for material you upload. You must have the necessary rights and permissions and must avoid unnecessary personal data, security information and images of people without permission. Private property documents are provided as an organisational tool and are not reviewed for legal sufficiency unless Homeflit expressly says otherwise.

You grant Homeflit a limited licence to store, process and display submitted material only as needed to provide, secure and improve the Platform and comply with law. Public photos may be moderated or removed following reports.

10. Fees and consumer information

Homeflit’s core service is free for homeowners to create an account, claim and manage their property profile and documents, and receive or reply to enquiries. If a homeowner requests a registry document, identity check, postage or another third party service that creates a direct cost, the price will be shown and their express approval requested before it is ordered. Buyer credits and professional services may be paid features. Before any paid service is activated, the Platform will show the total price, what is included, when payment is taken, any recurring billing, how to cancel and applicable refund or cancellation rights. A paid feature does not guarantee that an owner will respond or that a transaction will proceed.

11. Availability and liability

The Platform is provided on a reasonable care basis, but uninterrupted availability, complete geographic coverage and successful contact cannot be guaranteed. Nothing in these Terms excludes liability that cannot lawfully be excluded, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or mandatory consumer rights.

Subject to those protections, Homeflit is not responsible for a user’s decision to contact, negotiate with or transact with another user; the condition, value, title or suitability of property; professional fees; failed negotiations; or losses caused by information that the user was told to verify independently.

12. Changes, suspension and ending use

You may stop using the Platform at any time. Homeflit may suspend or end access where reasonably necessary for security, unlawful activity, material breach or legal compliance. Material changes to these Terms will be notified through the Platform or by email and, where appropriate, renewed acceptance will be requested.

13. Governing law and disputes

These Terms do not remove mandatory rights or the right of a consumer to bring proceedings in the courts available under applicable law. Subject to those rights, the law and courts applicable to a dispute will depend on where in the United Kingdom the relevant user and property are located.

How we measure use of Homeflit

This notice explains our site measurement and is not part of the numbered Terms above. Homeflit does not use advertising or tracking cookies and stores nothing on your device for analytics. To understand how people find and use the site, we record page views, the website or campaign that referred a visit, the general type of device, the country and region derived from the connection, and the postcode district or town searched on the map. Each visitor is counted using an anonymous code created from the connection and browser details combined with a random value that is deleted at the end of each day, so the code cannot be reversed or linked across days. When you create an account, we note which source brought you to Homeflit that day. Reports group activity by postcode district and never identify an individual home or person. Detailed visit records are deleted after 90 days and only totals are kept.

Launch requirement for the operator.

The operator’s full legal name, geographic service address and working support email must be inserted here before Homeflit begins charging users or replaces the current prototype. These Terms should also receive final review from a UK solicitor familiar with online platforms, estate agency scope and consumer law.
